While the inspection process for mobile homes might be similar to your average home inspection, there are some key differences to be aware of. As the name implies, mobile and manufactured homes (often referred to as factory-built homes or trailers) are built to be moved at least once, from the factory to the owner's property. Because of their purpose, mobile and manufactured homes are often built with different materials than stick-built homes. They are permanently attached to a steel chassis, which acts as a floor support system. 


You would need a HUD Manufactured Home Certification to ensure that the manufactured home meets specific safety, quality, and construction standards set by the U.S. Department of Housing and Urban Development (HUD). HUD manufactured home certification requires a licensed engineer to verify permanent foundations.  This certification is often required for financing, insurance, resale, or to comply with regulations when buying or selling a manufactured home. You should consult with your lender and/or your Realtor to determine the need for this certification.
